Kilroy Realty Breaks Ground on Innovation Corporate Center's Third Phase; New Development Activity Demonstrates Kilroy Realty's Confidence in a Growing Office Market

LOS ANGELES--(BUSINESS WIRE)--July 12, 2004--Kilroy Realty Corporation (NYSE:KRC) has broken ground on the third phase of Innovation Corporate Center in the Carmel Mountain Ranch area of north San Diego County. This phase will include two, two-story, corporate office buildings totaling 103,272 square feet. The first building will total 65,867 square feet and the second will total 37,405 square feet. The buildings have been designed to maximize the end users' efficiency and flexibility and will be marketed for a single user or multiple tenants.

Chris Pascale and Rick Sparks of CB Richard Ellis are the listing brokers. Reno Contracting is the general contractor and Pacific Cornerstone is the architect.
The first two phases of Innovation Corporate Center total approximately 289,000 square feet in three buildings. Tenants include i2 Technologies, Broadcom, Anacomp and Northrop Grumman. These phases are 100 percent leased. When completed, the four-phase Center will total more than 500,000 square feet of space.
